Coastal Commission Review

The Downtown Specific Plan is currently being reviewed by the California Coastal Commission for their certification as amendment to the City's Local Coastal Program, which regulates land use and zoning within coastal areas.

Central Coast APA – Outstanding Planning Award

On June 2, the Central Coast Section of the California American Planning Association acknowledged the Downtown Specific Plan with the Outstanding Planning award for a Comprehensive Plan (large jurisdiction).

Coastal Zone Guidelines

Downtown projects with a variance request associated with a discretionary permit(s) will be evaluated using the 2007 Downtown Regulating Plan and Code to address required variance findings (Section 24.535 of the Municipal Code) related to issues of scale, character and detrimental impacts.
